Architect Ksenia Kharkiv tells how, despite the complex geometry of the space and the abundance of communications, she managed to create a comfortable interior in the spirit of New York lofts

The customers, a young creative couple, adore the loft style. That is why they chose apartments in a residential complex designed in the spirit of the reconstructed Bolshevik factory. The style request from the customers sounded like a "cozy loft", and all references were originally in white. But my concept of a white loft did not develop in any way, since the complex itself is built of red brick — this can be seen through the large windows. Therefore, I decided to make sketches in dark colors, and the customers immediately liked them.

When developing the planning solution, we were severely limited by communications — they literally sawed the entire space into small rooms. Thanks to this, a circular layout appeared on the ground floor — the dressing room became a walk-through center. And on the second floor, because of the ventilation shafts, we organized several small rooms: a bedroom, a guest room, a laundry room, a bathroom and two dressing rooms. We also tried to use the space under the stairs as much as possible. A closet was hidden under the upper march, and a dog house was hidden under the lower one.

The kitchen-living room is the most spacious room in the apartment. We visually divided it with the help of ceiling beams, which we did not sew up, and islands. In the kitchen, we abandoned the upper cabinets. All storage spaces are located at the bottom — in fact, it is very convenient. In the living room area, the main character was a large bookshelf with a movable ladder.

There is also a workshop on the ground floor, the hallmark of which is a bright orange wall. The customers plan to use this room as a second living room and a place to store musical instruments of the hostess. Also here we have made a bio-fireplace for romantic and warm evenings.

The master bedroom turned out to be more calm. Its main decoration was a huge double—leaf door - elegant and luxurious as in a palace. In general, we decided to make all 11 doors in the interior different. We were inspired by the name of the customer — Alice. Like in Alice in Wonderland, there is something new behind every door in this apartment.

In the guest room, which may become a nursery in the future, we designed an attic bed. A shelf with storage cells for books and small items leads to it. In some of them we have made small caches.

The bathrooms turned out to be completely different. The bathroom on the ground floor is completely finished with black tiles. Minimal lighting creates an atmosphere of mystery in the space. The master bedroom, on the contrary, is made in bright colors. Its main decoration was a tabletop made of a slab of wood and live plants.

The project turned out to be very time-consuming and technically difficult due to the geometry of the residential complex. Stairs, floor beams, I—beam columns, a large number of ducts and communications - all this complicated the task. But we managed to realize all our plans.
