It was important for designers to return the lost status to the apartment and divide it into two functional parts. The interior, a place of attraction for tourists, was decided to be made at the expense of visually "expensive" techniques, without going beyond the budget.
A view apartment in the historical center of St. Petersburg, in the former Yakovlev apartment house built in 1870, has become a profitable investment for a businesswoman and part of her collection of real estate objects.
For successful rental, it was necessary to bring the housing into a presentable appearance and think over the division strategy, so the owner turned to the design bureau of Alexandra Panshina Holly Design.
The designers took the main wish "to make it very beautiful and bring maximum income" with enthusiasm. The restoration of the former greatness of housing on Nevsky Prospekt, but with reference to modern realities, they regarded as a mission to preserve cultural heritage.
Redevelopment
The customer wanted to get the most profitable option for daily rent, and the bureau proposed a strategy of dividing into two full-fledged separate apartments with a common entrance group and a utility room with a housekeeping unit for a maid.
The project was made possible thanks to a long and wide corridor. It was on its square that the wet zones of the second apartment were placed without violating the current norms: a kitchen and a bathroom. The interior partitions were non-bearing, which allowed them to be dismantled and organize the space in a new way.

In the apartment closest to the entrance, the layout turned out to be non-standard in St. Petersburg. The bathroom remained in the same place, the door to the kitchen was made from the bedroom. For short-term rental, this solution had certain advantages: the place of the former passage to the bedroom was useful for organizing the hallway, plus two isolated rooms appeared.
A studio was set up in the second apartment. The bedroom was separated by an original mirror partition according to the designers' sketches, the kitchen unit was equipped in the living room area, the entrance to the bathroom was placed in an L-shaped corridor.
Repair
The old floor base was dismantled. Communications were laid under the necessary slope. A dry screed was produced using KNAUF technology.
Laminate flooring was put on top, and tile in the bathrooms. New partitions were built from drywall on a metal frame. Smooth surfaces are the best fit for painting, paneling, tiles. The ceiling (initially 3.8 m) was lowered by 30 cm in order to conduct ventilation ducts. The apartment does not have the usual air conditioning units. The air is cleaned and cooled by a ducted air conditioning system. Instead of modern equipment, there are elegant ventilation grilles on the walls.
Many things were created to order according to designers' sketches: beds, cabinets, kitchens, armchairs, poufs and a partition in the form of an arch made of drywall. Incisions are made in the gypsum layer and the GCL sheet is given the desired shape. And no wet leveling processes are required. In addition, the structure exerts minimal load on the floor base.
Design
Each of the two apartments turned out to be interesting in its own way. The one closest to the entrance is designed in a modern aesthetic, in a gray-blue scale with red accents, with plaster panels of unusual texture.
The dining group in the kitchen of this apartment "looks" at Nevsky Prospekt. To maintain the unity of the color scheme, we ordered windows in a gray profile. The "crow's foot" print and dotted inclusions of red add color without overloading the monochrome space with color.
The compact headset contains everything you need: dishwasher and washing machine, microwave oven, etc. The hood is hidden in the upper cabinet above the hob.
The interior of the bedroom here is perceived as light and airy due to the competent selection and distribution of colors. The geometric shapes of the bedside lamp have something in common with the chandelier. The brightest spot here is a wall decorated with 3D panels with an unusual texture. Working with this material has its own specifics. To make the connection points of the panels invisible, it was necessary to attract professional restorers. The panels were covered with the same interior paint as the wall opposite.
The gray color of the walls in the bathroom is similar to the color in the bedroom. The walls are partly covered with paint, partly with tiles. The arch-shaped mirror is a tribute to the St. Petersburg traditions of decor.
The second studio pays tribute to eclecticism, the strength of its appeal is in the presence of arches, stucco, partitions, gray ceiling, gold elements and other color accents. For example, the ceiling is painted in a rather dark and deep shade of gray, and the walls and floor are lighter and lighter.
The mirrored partition separating the living room and the bedroom echoes the arched opening, radiators, pieces of furniture and the windows of the building opposite.
The dressing table in the shape of an arch was converted into a coffee station: the mirror was dismantled, so that the piece of furniture became lighter and more functional, and it was also positioned so that sockets for connecting household appliances were inside the arch.
In the bathroom, gray was added to the edging around the perimeter of the walls, which made it possible to combine all the rooms into a single story. An unusual reception is two shower watering cans to take a shower together.
The space that unites the interior "stories" together is the hall. Deliberately restrained-ceremonial, it gives those who enter the anticipation of the atmosphere of celebration and beauty. "Enjoy every moment" reads the poster, behind which an electric meter is hidden.

To create a space that immerses in the atmosphere of St. Petersburg, where everyone is delighted, surprised and finds happiness, we have used special techniques. The interior was done without visualizations. Right on the spot with a piece of drywall, they depicted the location of the chandelier, laughed and decided where it would look better relative to pieces of furniture constructed from boxes and working tools. They were very sensitive to the light scenario. We considered several options, mentally living a day in an apartment, imagining how it would look at different times of the day. Every time we visited the facility under the supervision of the author, we smiled, because music was playing there, and we joked that the place and the interior were so cool that the builders get incredible pleasure from work. Upon completion of the renovation, our team organized a surprise presentation for the customer: she fully trusted the bureau and did not visit the apartment during the transformation process. We have something to be proud of! The object has become the most profitable for the customer, and the interior already gives people magical impressions.
