From Stalinka to new buildings, we consider examples of ready-made layouts of two-bedroom houses in different types of houses. We understand what changes can and cannot be made to the original plan of the apartment.

Dvushka is a universal housing that is suitable for one person, a couple, and a family with a child. The size and configuration depend on the type of house. In this article we will consider all the features of the layout of a two-room apartment: in a panel and atypical house, in Stalinka, Khrushchev or a new building. We will show ready-made options and tell you about the features of each.

The configuration of housing depends on the type of house in which it is located. Let's consider ready-made layouts of two-room apartments with photos of completed projects in the old fund and new buildings.
Secondary housing
The layouts of two-room apartments in old houses depend on the period of their construction. There are both convenient options (for example, in Stalinki with high ceilings), and those that are traditionally considered unsuccessful (Khrushchevki and Brezhnevki).
Atypical house
Houses that are built according to the architects' project in a piece copy are called atypical. The years and technologies of construction may be different, the main unifying factor is the lack of seriality.
Example
Area: 79 sq. m
This apartment is located in a 1905 building, which is considered a cultural heritage site. The original planning solution is a corridor-type two-bedroom with high ceilings and large windows. All rooms follow each other along a long corridor. The designer proposed to make only a few minor changes: a spacious dressing room was allocated in the bedroom, which is located at the end, and the passage between the kitchen and the living room was made wider. The house is gasified, but the unification of the premises was agreed due to the features of the building (the apartment is the only residential on the floor). In other cases, in order to legalize such a project, you will need to put a partition or a door between the kitchen and the living room.

The interior turned out to be calm, but eclectic: the designer preserved the spirit of the past, characteristic of the house, with the help of classic elements and vintage. And their laconic scandi complements them. Modern finishes and objects are combined here with antique lamps and restored furniture, creating a unique mix of styles.














Stalinka
The houses of the Stalinist period vary from series to series, but they evoke the same stable associations: high ceilings, parquet floors, spacious rooms, beautiful facades of the building.

Area: 60 sq. m
The layout of this two-room apartment is angular. It is in the case of stalinok that this is a good option, since the walls in the houses of that time are thick and retain heat well. The interior was created for a married couple who have been living in this two-bedroom apartment for 20 years. The designer was asked to refresh and modernize the situation. The original planning solution was not changed: the kitchen was large enough to accommodate a set and a full-fledged dining area, the back room was taken under the living room, and the bedroom with a dressing room was decorated in the opposite direction.

Modern classics were taken as the main style, it fully meets the tastes of customers and the spirit of the place. The designer has preserved the key elements of the Stalinist interior: herringbone parquet on the floor, massive chandeliers in the living room and dining room. The decor included antique furniture and the owner's art collection.










Khrushchyovka
Khrushchevki replaced the Stalinist series in the 50s of the last century. At that time, the attitude towards typical buildings changed dramatically: the motto was "faster and bigger", houses were built with strictly utilitarian purposes, completely abandoning the decorative component of architecture. The housing configuration has also become different: the walls are thinner, the rooms are smaller, the ceilings are lower.

In this project we see the layout of a 2-room apartment typical for Khrushchev. A long hallway and two living rooms, one entrance. The kitchen occupied a standard 5.5 square meters, the bathroom was also small. The designer proposed a large-scale layout to embody all the wishes of the hostess of a young active and versatile woman.

The customer had clear wishes for the future interior: to create the spirit of Paris in it. To do this, the designer combined classical techniques with bright accents and atmospheric details characteristic of the French style. Now stucco molding and rounded furniture coexist with watercolor drawings on the walls, minimalistic white furniture and colored textiles.










Panel
Panel houses belong to the latest standard series, although they were built after the collapse of the USSR up to two thousandth. They are often called "improvements": the later the year of construction, the more Khrushchev's shortcomings are taken into account and corrected. So, in the latest series, there are already quite high ceilings and more spacious kitchens. But the general features remain unchanged: small isolated rooms, poor sound insulation, load-bearing walls.

Area: 45 sq. m
This two-bedroom apartment belongs to a woman who lives here with her ten-year-old daughter. Because of the load-bearing walls, it was impossible to change the configuration of the premises, so the designer worked with the original layout of a 2-room apartment-shirt. At the disposal were an eight-meter kitchen and two living rooms with an area of 10.6 and 11.4 sq. m. They were allocated for the bedrooms of mother and daughter, and it was decided to abandon the living room. There was enough space in the kitchen for a full-fledged headset and a comfortable dining area for four in case of guests. Initially, a separate bathroom was left like this.

To make a small space visually more spacious, the Scandinavian style was taken as a basis. The basis of the palette is a background white color, and it is complemented by bright shades: green, sunny yellow, purple, turquoise. All furniture is of simple shapes, but natural materials and textures make the home more cozy.














New buildings
Modern layouts of two-room apartments are very diverse: housing can be of any shape (including complex, for example, with rounded walls), area or configuration. Developers rent out objects with already erected partitions or without them at all, allowing the space to be shaped the way the owners need it.
Standard
The standard planning solution involves a separate kitchen (of any size) and two isolated living quarters. Their purpose depends on the composition of the family and the needs of the tenants. For one person or a couple, the option with a bedroom and a living room is most often suitable, and families with a child make out a nursery in one of the rooms.

Area: 69 sq . m .
The customers initially planned to rent out this two-piece, but in the process of working on the project they decided to keep it for themselves. The initial planning solution was already successful: an isolated bedroom, two bathrooms, a spacious entrance area and a kitchen-living room. The latter were divided by a sliding partition, thus obtaining a full-fledged two-room apartment. But they did not separate the hall from the hallway and corridor in order to let more light from the panoramic windows into the living space.

When designing the interior, the designer was inspired by the view from the window to the mountains. It was decided to leave as much air and space in the space as possible, focusing attention on the panorama. At the same time, the palette was chosen quite bright, in which blue-blue tones of varying degrees of saturation predominate.








Eurotreshka
The layout of a two-room apartment in the spirit of "euro" assumes the presence of two isolated living rooms and a spacious kitchen-living room. Formally, it refers to two rooms, but in fact there are three rooms, hence the name.

Area: 67 sq. m
This bright eurotreshka belongs to a young family. The original plan was completely satisfied with the owners, so practically no changes were made, only a partition was made in the hallway to install a large built-in wardrobe. The living rooms were turned into bedrooms: master and guest. In the living room, in addition to the recreation area, a comfortable workplace was organized.

The interior is a colorful mix of styles: Scandinavian motifs are combined with ethnic elements. The space is filled with rich colors that are harmoniously combined with each other. They are united by a refreshing white and calm wood texture, at the same time adding comfort.












Free layout
This type of planning solution assumes the absence of internal partitions. Only wet zones are indicated. This makes it possible to independently divide the space into living areas by choosing a convenient area, shape and mutual location.

Area: 60 sq. m
This housing was designed for a twenty-year-old brother and sister. According to the original plan from the developer, the object was supposed to be a two-bedroom apartment with a dressing room and two bathrooms. One of them was abandoned in order to allocate more space in the dressing room, otherwise the partitions were erected as proposed. The result was a spacious kitchen-living room, and next to it two adjacent isolated bedrooms.

The designers interestingly solved the stylistic issue. The brother and sister had different preferences, so in one space it was necessary to combine brutal modern style and sophisticated Art Deco. This was done with the help of universal neutral solutions (finishing materials, basic colors, etc.), which have already been supplemented with bright details in accordance with the tastes of each of the residents.
