Designer Maria Ksenofontova tells what techniques helped her to let light and air into the space of a three-storey house on the Black Sea coast

The townhouse is located on the Black Sea coast of Sochi and is part of a three-storey business class residential block. The basic idea of the design is a house on the coast. Of course, the sea, the wind and the sun will remain behind the doors, but such a trending technique as "back to nature" or "let nature into the house" always works.
They did not go into ethnics, but settled on a modern style with Mediterranean motifs. With geometrically clear lines, functionality and simplicity. Ethnic details look natural in such an environment.

All rooms of the townhouse are specific, facing the sea and are planned so that you can admire the sea from any corner of the house. The kitchen was turned for this, retaining the approach to the window.

The owners are a big hospitable family, so it was necessary to fit sleeping places for the family and guests, a large dining room, an office and recreation areas into the living space, and at the same time lay privacy for the owners of the house.

The dining room is on the ground floor. The owners often receive guests, the house has both an enclosed dining room and an open kitchen-living room on the roof, which was organized by completely repainting the roof.

The house on the coast is always bright, it is filled with the sun. This was achieved here due to high ceilings (3 meters) and finishes — the light tone of natural gypsum plaster expands the space. Sliding panoramic windows on the ground floor and display windows on an aluminum profile in all other rooms fill the house with daylight — there is always a lot of sun.

In the basement there are utility rooms, a staircase separates the entrance and hallway area from a private office, there is also a cloakroom and a server room hidden here. The first floor is the territory of meetings and communication in the dining room, living room and on the sunny balcony, on the same floor there is the private privacy of the library, and on the second balcony there is an improvised playground for children.

The decoration of the ground floor premises is a reflection of the principle of "back to nature". The bet is made on natural materials and a light palette.

The second floor is completely given over to the bedrooms of the owners of the townhouse, their sons and grandchildren. The original layout was different, in order to make the house more comfortable, all the internal partitions on the second floor were dismantled and rebuilt.

The third floor is actually a whole recreation area with sun loungers, a bar counter and other attributes of a resort holiday. The room is as open as possible, a bioclimatic Decolife pergola, a rotary-sliding system, to which glazing was added, was used as a roof. The terrace is made of exotic iroko wood, hard and resistant to humidity, a special garap decking is laid on the floor.

In the warmer months of the year, the owners spend most of their time on the outdoor terrace.

Multifunctional bioclimatic pergolas allow the roof to be used all year round. In summer, it protects the terrace from the scorching sun, in autumn and spring — from tropical rain and winds. Stable structures withstand even snow.

After spending the whole summer on the roof, the owners ordered additional glazing to protect the terrace from winds and slanting rain, and now they continue to enjoy the views of the Black Sea until late autumn.

For greater privacy, we installed drop-down zip screens with perforation, which preserves air circulation and lets in soft light, but hides what is happening inside the room. In my opinion, this is a real find for a village built on the principle of terracing.
